The new Immigration Regulation, <strong>Royal Decree 1155\/2024<\/strong>, has applied since 20 May 2025 and reshaped renewals, family permits and the arraigo routes. Practical consequence: several permits that were previously easy to renew from abroad now expect real presence in Spain.<\/p>\n<div class=\"note\">Applications submitted before the cut-off date and permits already granted are governed by transitional rules. If you hold a golden visa, confirm your own renewal path with a Spanish immigration lawyer before your card expires \u2014 do not assume it mirrors the old regime.<\/div>\n<\/div>\n<\/div>\n<\/section>\n<section class=\"dark\">\n<div class=\"wrap block-grid\">\n<div>\n<div class=\"kicker\">The question we hear most<\/div>\n<h2>\u201cIf I buy, do I get papers?\u201d No.<\/h2>\n<\/div>\n<div class=\"copy\">\n<p>Buying property in Spain remains entirely open to non-EU nationals. There is no restriction on ownership, and the widely reported <strong>100% purchase tax on non-EU buyers has not been enacted<\/strong> \u2014 it was submitted to Parliament in May 2025, has never been debated or voted on, and was left out of the government\u2019s January 2026 housing package.<\/p>\n<p>But ownership and residence are separate legal questions.
