PROPERTY EXCHANGE IN SPAIN
Property Exchange
in Spain.
A clear route for owners considering a property swap, a change of location or a coordinated move into Spanish real estate.
A DIFFERENT ROUTE
Exchange property with a clearer plan.
In Spain, a property exchange—known as a permuta—is an agreement in which each owner transfers an asset in return for another. It can provide an alternative to a conventional sale when the properties, owners and timing are compatible.
For international owners, the practical route may be a direct exchange or two connected sale-and-purchase transactions. HOMESEE helps define the brief, compare relevant opportunities and connect the parties with independent real estate, legal and tax professionals.

COMMON QUESTIONS
Property exchange, explained.
What is a property exchange in Spain?+
A property exchange, or permuta, is a contract in which each party gives an asset in order to receive another. For real estate, the ownership and legal position of both properties must be reviewed before completion.
Do the properties need to have the same value?+
Not necessarily. A difference in value may be reflected in the agreed transaction structure, but the valuation, financing and tax consequences require professional review.
Can a property outside Spain be exchanged for one in Spain?+
A cross-border arrangement may be possible, but the law, taxes and completion requirements of both countries apply. In practice, separate but coordinated sales may sometimes be the clearer route.
Which professionals should review the transaction?+
Independent legal and tax advisers should assess the structure and costs. Property transfers in Spain are normally formalised in a public deed before a notary and then registered.
