What Can €300k, €500k or €1M Buy in Spain in 2026?

The same budget buys radically different property in Marbella, Valencia and Alicante. Here is what the numbers actually mean before taxes, location premiums and lifestyle choices enter the equation.

Three budgets. Three very different markets.

€300,000 is increasingly a selective budget in prime Mediterranean markets. €500,000 opens a much wider choice. €1 million enters the premium segment in Valencia and Alicante, while remaining far from “automatic luxury” in the most expensive parts of Marbella.

The calculations below use Idealista’s August 2026 asking-price averages. They are useful for understanding relative buying power, but they do not tell you what a specific property is worth. Actual homes differ by location, condition, terrace, views, age, floor, parking, community quality and legal status.

Purchase taxes and transaction costs are also not included in the budgets below.

Treat price per square metre as the first filter, not the conclusion. The exact street, orientation, building, condition and legal position can move a property far away from a city average.

Where the compromises begin.

MARBELLA

About 50 m² on paper.

At €300,000, buyers should expect compromises. The budget may work for a smaller apartment, an older property requiring work, or a location outside the most expensive prime zones. In Nagüeles–Golden Mile, where the August 2026 asking average was €8,336/m², the same budget corresponds theoretically to only about 36 m².

VALENCIA

About 86 m² city-wide.

District selection matters. L’Eixample averaged €5,117/m² and Ciutat Vella €4,894/m², while Patraix averaged €2,896/m² and Rascanya €2,447/m². The same €300,000 therefore stretches from roughly 59 m² in L’Eixample to about 123 m² in Rascanya.

ALICANTE

About 110 m² city-wide.

Prime coastal districts cost more. Playa de San Juan–El Cabo averaged €3,859/m², reducing the theoretical area to about 78 m². Buyers can trade floor area for proximity to the sea, terraces or newer construction.

€500,000 BUDGET

The most balanced buying power of the three.

This is the budget where the differences between markets become especially clear.

Marbella · 84 m²Good apartment opportunities become realistic, especially outside the Golden Mile and the most expensive frontline locations. Community quality, walkability and refurbishment level matter more than postcode alone.
Valencia · 144 m²Family-sized apartments are realistic in many districts. In L’Eixample, the simple average-price calculation gives about 98 m²; in Patraix, roughly 173 m².
Alicante · 184 m²At the city average, buying power is substantial. The same budget can instead be used to trade floor area for sea proximity, terraces, views or new-build quality.
€1 MILLION BUDGET

Premium does not mean the same thing everywhere.

MARBELLA

About 168 m² on paper.

€1 million enters the premium segment but does not automatically buy a prime villa. In the Golden Mile average it corresponds theoretically to about 120 m². Elsewhere in Marbella, the budget can access large high-quality apartments, townhouses or selected villas depending on location and condition.

VALENCIA

About 288 m² on paper.

This becomes a premium urban budget. Buyers can consider substantial apartments in high-value districts, high-quality renovated stock, penthouses or selected new developments. The issue becomes scarcity and quality rather than basic affordability.

ALICANTE

About 368 m² on paper.

€1 million gives broad choice and can enter premium beachfront, large villas and high-specification product. Across the wider Costa Blanca, prime locations such as Moraira, Jávea or Altea can still be significantly more expensive than the Alicante city average.

ALL-IN COST

Your purchase budget is not your available capital.

If €500,000 is your total available capital, you do not have a €500,000 property budget. Purchase taxes and professional costs must be funded separately unless you deliberately reduce the acquisition price.

For example, a €500,000 resale purchase in Andalusia may carry €35,000 of general ITP before legal, notary and registry costs. A first-delivery new build generally carries 10% VAT plus AJD. A non-resident using mortgage finance may also need 30–40% equity because banks commonly lend more conservatively to non-residents.

MICRO-LOCATION

Price per square metre is only the first filter.

Buyers often compare Spain using city averages and then discover that their preferred lifestyle pushes them into the most expensive micro-market.

A better comparison asks:

  • How close do you need to be to the sea, city centre or international school?
  • Do you need a lift, parking, pool or 24-hour security?
  • Will you accept renovation?
  • Do you need tourist-rental potential or only long-term use?
  • How much outdoor space matters?
  • Is resale liquidity more important than maximum floor area?
VALUE BY BUDGET

Which budget gives the best value?

€300,000: best suited to buyers who are flexible on location or size. Alicante and selected Valencia districts give significantly more choice than Marbella.

€500,000: the most balanced budget across the three markets. It opens family-sized city property in Valencia, substantial choice in Alicante and good apartment options on the Costa del Sol.

€1 million: premium in Valencia and Alicante, but still requires selectivity in prime Marbella.

BOTTOM LINE

Buy the lifestyle and micro-location, not the spreadsheet.

The same euro budget buys very different lifestyles across Spain. Do not ask only “How many square metres can I buy?” Ask what kind of property you can buy in the exact micro-location that supports your lifestyle and future resale.
