Why International Buyers Keep Choosing the Costa del Sol in 2026

Costa del Sol, Spain

More than one in three homes sold in Málaga province in 2026 went to a foreign buyer. That single number explains more about where the Spanish coast is heading than any brochure ever could — and it is reshaping who is actually buying on the Costa del Sol, and why.

Quick answer: Foreign buyers made up 37% of all home purchases in Málaga province in Q2 2026, the highest share ever recorded. The driver is no longer only retirees and holiday-home buyers — it is remote workers, founders and relocating professionals choosing Marbella, Estepona and Málaga city as a base, not just a getaway.

The number that matters

According to Spain’s land registrars, foreign nationals accounted for 15.98% of all home purchases nationwide in the second quarter of 2026 — the highest share on record. In Málaga province, the figure was 37%. In Benahavís specifically, notary data puts it even higher, at 84% of all home purchases.

Average asking prices across Málaga province reached close to €3,850/m² by late 2025, up nearly 14% year-on-year, and most forecasts point to continued growth of 7–8% in Marbella through 2026, driven by sustained international demand against a structural shortage of well-located stock.

Why the buyer profile has changed

A decade ago, the typical overseas buyer on this coast was retired or semi-retired, purchasing a holiday apartment for a few weeks a year. That buyer still exists — the average age of a Costa del Sol buyer remains 45–65 — but a second, distinct profile has grown alongside it: the relocating founder or executive who is moving their working life here, not just their holidays.

This buyer prioritises different things. Broadband quality and airport access matter as much as pool size. A home office that genuinely functions is no longer a nice-to-have. Málaga city’s emergence as a genuine tech hub — with engineering teams from international companies now based there and still hiring — is accelerating this shift, and it is pulling demand into areas that were considered secondary just a few years ago.

What this means market by market

MarketWhat is driving demand
Marbella & Golden MileEstablished international demand, limited prime stock, 7–8% forecast growth in 2026
Estepona & New Golden MilePriced below Marbella proper, absorbing overflow demand as prime areas tighten
Málaga cityTech-hub relocation demand, strong rental market, more affordable entry point
Costa Blanca (Alicante)Northern European demand, better value per m² than the Costa del Sol

What this means if you are considering buying now

  • Prime Marbella and Golden Mile stock is genuinely limited — well-priced properties in top locations are moving faster than in previous years.
  • Estepona and the New Golden Mile remain the more accessible entry point into the same lifestyle, without the Marbella-proper premium.
  • If remote work flexibility matters to you, connectivity and proximity to Málaga airport are now legitimate search criteria, not an afterthought.
  • Foreign buyers face no restrictions purchasing in Spain, but budgeting for transaction costs (typically 10–13% on top of the price) is essential from the outset.

The Costa del Sol is no longer a market people simply visit and later decide to buy into. Increasingly, it is where people choose to build their working life from day one — and the numbers for 2026 back that up.
